Start outside: gutters and grading before anything else
Most basement seepage starts with roof water and ground that slopes toward the house. Downspouts that dump at the foundation, gutters that overflow and soil that has settled against the wall are grading and landscaping problems, not plumbing, and fixing them first can change what the inside needs.
A contractor who quotes interior drain tile without asking where your downspouts discharge is skipping a step. Plumbing comes in when the water has to be collected and pumped out: the drain tile, the sump basin, the pump and the discharge line.
What is wet, and who fixes it
| What you see | Likely cause | Start with | Plumbing involved? |
|---|---|---|---|
| Damp wall after heavy rain, dry at the floor | Roof water or ground sloping toward the wall | Gutters, downspout extensions, regrading | No |
| Water at the joint where floor meets wall | Groundwater pressure at the footing | Interior drain tile with a sump | Yes |
| Water at one crack in the wall | A foundation crack | Masonry crack repair and a look at the grading | Not usually |
| Sump pit full or running constantly, floor still wet | A pump that is failing, undersized or has a discharge problem | Sump pump check and discharge line review | Yes |
| Water near the water heater, washer or pipes, unrelated to weather | A plumbing leak | Leak detection | Yes |
| Window well fills and spills in | Poor drainage at the well | Clear the well, add a cover or drain | Sometimes |
Rule out a plumbing leak first if the water does not follow the weather.
What drives basement waterproofing cost
We do not print dollar figures. Ask for the clear price before work starts, and ask what it covers and what it leaves out.
On insurance: sudden, accidental water damage is the usual covered event, while gradual seepage, groundwater and flood are often excluded or need a separate policy. Water that backs up from a sump pump or drain can be a separate endorsement. Check your own policy or ask your agent before you plan around coverage.
Interior drain tile cuts the floor edge, lays a perimeter drain and routes water to a sump, with less digging. Exterior work means excavating down the wall, which adds digging, backfill and landscape repair, and may not be possible with decks, driveways or utilities in the way.
The more linear feet of wall or floor edge treated, the more material and labor go in. A partial system on one wet wall differs from a full perimeter.
The pump, basin, check valve, battery backup and discharge line all count. A discharge that has to run a long way or cross a yard adds to the scope.
Tight crawl spaces, stored belongings, a drive or deck over the wall, or a lot with little room for equipment slow the work.
Finished walls and floors have to be opened and restored. An unfinished basement is simpler, and restoration is often priced separately.
How to compare two quotes
Two quotes with different totals may not cover the same work. Line them up on these points.
- Is the quote for interior or exterior work, and does it cover the same length of wall?
- Does it name the sump pump, basin, battery backup and discharge line, or leave them out?
- Did the contractor ask where your gutters and downspouts discharge and look at the grading?
- Does it say who restores the floor, drywall or finishes afterward?
- Are permits, if needed, and the written terms of any warranty spelled out?
- Is the clear price in writing before work starts?
Allendale, MI: river lots and newer foundations
The Grand River forms the township's northern and eastern boundaries, and the Master Plan notes that much of the adjacent land lies in the FEMA 100-year floodplain. The Bass River basin runs through the northwest. Check the FEMA flood map for your parcel and ask the county or township about your lot before you size any waterproofing job.
Allendale housing is young, with a median year built of 2003 in the Census Bureau's 2020 to 2024 ACS estimate. That makes crumbling old block foundations less likely than in older nearby towns, but a newer house on a low or river-adjacent lot can still get wet. Look at your own basement's history and your lot, not the age of the house alone.

The sump pump is the plumbing part
If water reaches the floor edge, a sump pump is usually what moves it out, and basement waterproofing is the larger job of controlling where the water goes. A leak that does not follow the weather is a different job and belongs with leak detection.
Mind where the discharge goes. Georgetown Township, which includes Jenison, says footing drains and sump pumps must not discharge to the sanitary sewer. We have not verified Allendale's rule, so ask the township utility before you connect a discharge line. We also serve Hudsonville and the rest of the area.
