Wall seepage or a plumbing leak? How to tell the two apart
Looks like groundwater
- Dampness along the base of the wall or where the floor meets the wall.
- Water that shows up after rain or snowmelt and dries out in a dry week.
- White powdery mineral deposits on masonry.
- A damp patch with no pipe anywhere near it.
Looks like a plumbing leak
- Water that appears with no rain at all, or in a dry spell.
- A wet spot near a pipe, water heater, washer or a floor drain.
- A water meter that moves with every fixture off.
- A stain below a bathroom, or a drip from the joists above.
The simple test that separates them
Close the main valve for a few hours and see if the dampness changes. If the wet spot stays the same or grows, water is coming from outside. If it dries, a pipe was the source. Our leak detection page covers the meter test that goes along with it. A pump that is struggling is covered under sump pump repair.
Taping a square of plastic sheet to the wall for a day is an old trick. Moisture under the plastic means it came through the wall. Moisture on top means it is condensation from room air.
Interior drain tile and the sump pit
Interior drain tile is a perforated pipe laid along the inside edge of the basement floor, below the slab level. Water that gets under the slab or along the footing flows into the tile and runs to a sump pit, where a pump sends it out of the house.
It deals with water pressure under the floor and at the wall base. It does not stop water from entering the soil outside. The pit and pump become the heart of the system, so a reliable pump, a check valve and a backup matter as much as the tile.
What a plumber can and cannot do
We can install or repair a sump pit and pump, add a backup, find and fix plumbing leaks, clear drain lines and floor drains, and route the discharge. A floor drain that backs up is a drain cleaning job. We can tell you when the water is coming from a pipe, and we serve Hudsonville homes too.
We do not regrade a yard, replace gutters or reseal foundation cracks. Those jobs belong to a landscaper, a gutter installer and a foundation or masonry contractor. Often the cheapest fix is on the outside: downspouts that discharge several feet from the wall, soil that slopes away from the house, and gutters that are not clogged.
Which fix for which problem
| Situation | Likely fix | Who does it |
|---|---|---|
| Water along the floor edge after heavy rain | Interior drain tile and a sump pit with pump | Plumber |
| Pump runs a lot or has failed | Pump, check valve or backup service | Plumber |
| Downspouts empty beside the wall | Extend the downspouts, clean the gutters | Homeowner or gutter installer |
| Yard slopes toward the house | Regrade the soil | Landscaper or excavator |
| A crack in the foundation wall that leaks | Crack sealing or structural repair | Foundation contractor |
| Wet spot with no rain | Find the pipe leak | Plumber |
Allendale, MI: young foundations, but check the lots near the river
Because Allendale housing is young, most foundations are newer than in neighboring towns, and we do not say Allendale basements leak. The median home was built in 2003, and about 32 percent of units are from 2010 or later.
Location still matters. The Grand River forms the township's northern and eastern boundaries and, per the township Master Plan, much adjacent land is in the FEMA 100-year floodplain, with wetlands in the Bass River basin in the northwest. If your lot is near the river or the wetlands, a high water table is plausible. Test with a flood map and ask the county or township about your parcel.

What happens when you call
Describe where and when
Where the water shows up, whether it follows rain and whether the pump runs.
Source check
We look at pipes, the meter and the pit to rule the plumbing in or out.
Honest scope
We tell you what a plumber can do and what needs another trade.
Clear price
You get the price for the plumbing work before it starts.
What decides the cost of a waterproofing job
A pit and pump swap is small, and a full interior drain tile run along every wall is big. These factors set the price.
The more wall perimeter that needs tile, the more concrete to cut and the more days.
Cutting and repouring floor along the wall is a large part of the job.
A new basin, pump, check valve and backup add parts and labor.
A longer or buried line costs more, and MISS DIG 811 comes first.
Carpet, drywall and framing in a finished basement add work.
